Booking and prices

How can I book Villa Andoris directly?

Check live availability and nightly prices on our Book Now page, select your dates in the calendar and send an inquiry. We reply personally with a final offer and confirm your booking by email. You can also contact us at stay@andorisvilla.com or +385 91 444 0836.

How much does Villa Andoris cost per night?

Prices are per night for the whole villa (up to 8 guests) and depend on the season – from 415 EUR per night in spring and autumn to 1,070 EUR per night in peak summer (mid-July to mid-August). Current prices for every date are shown in the calendar on the Book Now page.

What is the minimum stay?

The minimum stay is 5 nights. From 29 May to 17 September the minimum stay is 7 nights.

On which days can we arrive?

Outside the peak season you can arrive on any day. From 19 June to 3 September stays run Saturday to Saturday.

Is there a security deposit?

Yes, a refundable security deposit applies. The amount and payment details are confirmed together with your booking offer.

The villa

How many guests can stay at Villa Andoris?

Up to 8 guests in 4 en-suite bedrooms. Every bedroom has a king-size bed (180 x 200 cm), its own bathroom, air conditioning, a TV and sea views.

How big is the villa?

Villa Andoris has 300 m² of living space on a private, fenced 610 m² plot above the village of Duće.

Is the pool heated?

Yes. The private infinity pool (12 x 3 m) is heated, with a chlorine-free water system, a waterfall and massage jets. Water temperature can still be affected by weather and season, so an exact temperature cannot be guaranteed.

Does the villa have a spa and gym?

Yes. The spa has a Finnish sauna and a jacuzzi (hot tub), and the gym has a treadmill, a multi-station weight bench and weights. Both open directly onto the pool area.

Is there Wi-Fi?

Yes, fast Starlink satellite internet throughout the villa – suitable for streaming and remote work. There is also a quiet office corner on the first floor.

Is the villa suitable for families with children?

Yes. There is a play zone with a PlayStation 5, table tennis, bicycles, a baby cot and a highchair. Children must be supervised by an adult at the pool and in the spa zone.

What is in the kitchen?

A fully equipped modern kitchen with an island, dishwasher, oven, microwave, wine cooler, ice maker and coffee maker, plus an outdoor kitchen with a Napoleon gas grill and an outdoor dining area by the pool.

Is there parking?

Yes, free private parking for more than 4 cars, including one garage space, with video surveillance.

What is provided on arrival?

Bed linen, towels including pool towels, bathrobes and slippers, L’Occitane toiletries, kitchen essentials, beach chairs and parasols.

Location and getting here

Where is Villa Andoris?

In Duće on the Omiš Riviera in Dalmatia, Croatia – at the entrance to Omiš. The address is Put stare Duće 45, 21315 Duće.

How far is the beach?

The sandy beach in Duće is 650 m away – about a 5–10 minute walk using a shortcut, or a 2-minute drive.

How far is Split and Split Airport?

Split city centre is about 20 km away and Split Airport (SPU) about 44 km.

How far is Omiš town centre?

About 2 km – roughly a 30-minute walk or a few minutes by car.

Do we need a car?

We recommend a rental car for full flexibility. If you prefer not to drive, we can arrange airport transfers and connect you with reliable local taxi drivers.

Where is the nearest supermarket?

The nearest supermarket (Studenac) is about 1 km away, and restaurants are within 1.5 km.

During your stay

What are the check-in and check-out times?

Check-in is from 16:00 and check-out is by 10:00. Early check-in is possible on request when the villa is ready; otherwise you are welcome to leave your luggage at the villa.

Will someone welcome us?

Yes, the owners welcome you personally on arrival, show you around the villa and share local recommendations.

Is the pool cleaned during our stay?

Yes, the pool is cleaned a few days after your arrival, early in the morning or at a time agreed with you, respecting your privacy.

Which extra services can you arrange?

Private chef dinners, in-villa wine tasting with a sommelier, wine tasting at Bibich Winery, massages, private sailing and speed-boat trips to Brač, Hvar or Vis, transfers and excursions. We recommend booking these in advance.

What can we do near the villa?

Rafting, canyoning and kayaking on the Cetina River, the Omiš zip-line, quad tours, beaches in Duće and Omiš, and day trips to Split and the islands. See our Guest Guide for tips and restaurants.

House rules

Are pets allowed?

Pets are not allowed. Please contact us if you have a special request – exceptions may be possible.

Is smoking allowed?

Smoking is not allowed inside the villa or in the pool and jacuzzi. Guests who smoke may use the terraces and balconies with an ashtray.

Can we invite visitors?

Short visits are welcome, but overnight stays or full-day use of the villa by unregistered guests require prior approval.

Are there quiet hours?

Please avoid loud music between 22:00 and 08:00 to respect the peaceful neighbourhood.

Is tap water safe to drink?

Yes, the tap water is clean and safe to drink.
